Make sure you are PRE-APPROVED to purchase, this is always #1 regardless of when you want to buy a home.
This means you get with a lender/mortgage broker and they “run your numbers” to let you know how much you can afford to buy and tell you about how much your mortgage payment will be, how much $ you will need for a down payment.
This will require you to provide them with pay stubs, tax returns and they will need to verify your debts too (what else you owe on like a car, student loans, etc)
If you are a “Serious” Las Vegas home buyer, you won’t hesitate to get these things done so that you will be able to provide your REALTOR with a “PRE-APPROVAL letter from your lender/mortgage broker that states how much of a home you can afford to buy so that you can Immediately start touring homes that you will be able to put offers in on.
My #2 Las Vegas Home Buyer Tips is:
Be prepared to look at homes Under your Max APPROVED purchase price.
Why? Because you may need to leave room to put in an offer that is at or above the sellers asking price in order to get the seller to agree to accept your offer.
Right now Las Vegas has a lower supply of available homes for sale and currently the market is seeing multiple offers on many homes and homes going under contract within a few days and sometimes the day they are listed (in some areas).
